Land Acquisition Consultant needed - located in either Virginia, Arizona or Illinois is a MUST!
TerraPro Solutions is seeking a Land Acquisition Consultant with at least 5 years' experience in land and/or right of way acquisition in the renewable energy industry. Ability to work independently to negotiate land acquisitions, perform sophisticated land use and financial analysis, and negotiate lease and purchase agreements. Must have a keen understanding of all aspects of a successful land acquisition campaign including but not limited to real property conveyances, title, title curative, and encumbrances. Thorough understanding of the process for obtaining land and easements necessary for energy development. Ability to work within strict deadlines. Self-starter, initiative, and attention to detail a must. Understanding of basic real estate legal principles, title, and contract terms is required. Competence with basic mapping software (Google Earth) and Excel. The ideal candidate will have the right mix of skills, experience, and enthusiasm to succeed in early-stage development and ongoing asset management of large-scale solar projects.
Specific Consulting duties and responsibilities will include:
- Mastery of Google maps required.
- Ability to use Parlay or other tools to identify landowners
- Ability to assess feasibility and siting based upon specific set of project parameters.
- Provide accurate and up-to-date land acquisition status on a regular basis.
- Negotiate letters of intent, option and lease contracts.
- Maintain acquisition log and tracking system.
- Identify prospective landowners.
- Meet with landowners to negotiate contracts.
- Participate in weekly meetings to report on status.
- Daily log of activities and time into billing system required.
Qualifications and Experience:
- 5+ years' experience acquiring real property or land leases in the energy industry.
- Ability to maintain good relations with clients and staff.
- Ability to manage independent schedule.
- Familiarity with land acquisition, real estate, development.
- Skilled to conduct research and related examination
- Experience with Google Earth and other GIS software tools.
- Strong verbal and written communication skills
- Able to track time worked using a timekeeping system
- Exceptional communication (phone, email, and face-to-face) skills and a committed team player
- Proficient in Microsoft Office products – Word, Excel, and Outlook
- Experience with Excel Spreadsheets and virtual data rooms
- Able to thrive in a metrics-driven work environment
- Strong organizational and time management skills
- Exceptional attention to detail
- Able to meet difficult deadlines
- Able to multi-task and prioritize in a fast-paced and changing environment
- Education: Bachelor's in Business, Engineering, GIS or related field a plus.
The Title Specialist will be joining a growing company, working in the expanding Renewable Energy industry. You will analyze title documents and advise clients regarding title matters.
A successful Title Specialist will be open to the dynamic project environment at TerraPro. They will be able to work on their own, remotely with minimal input. They also will be excited to learn new skills and take on higher responsibility. The Title Specialist will be able to track their time against the projects they are working on.
Essential Duties and Responsibilities
The Title Specialist will be responsible for reviewing, identifying, and resolving title issues and discrepancies.
- Review real property title documents, renewable, and oil and gas related agreements
- Identify and analyze title issues within the chain of title
- Calculate ownership of surface, mineral, royalty and working interest owners
- Draft title opinions advising clients of ownership and title issues
- Draft documents relating to financing transactions and property conveyances and curative work
- Familiarity with national title underwriting requirements for title policies for energy projects and debit and equity financial transactions
- Manage assigned projects to complete the title review and curative process
- Review and analyze title commitments for irregularities. Determine solutions for irregularities and act on recommendations to resolve.
- Order and follow-up on all necessary title clearance documentation.
- Resolve open title issues in the quickest timeframe possible
- Frequently Interact with title companies and attorneys to facilitate resolution of title defects
- Effectively communicate on the status and resolution of assigned projects
- Provide accurate and timely communication of all updates, details, etc. to all parties involved in transaction.

This position requires an individual that can collaborate with colleagues while also able to work independently with minimal supervision.
Have strong ability to manage multiple project deadlines.
Comfortable leading conference calls. Also, developing and maintaining strong working relationships with new and existing clients.
Ability to manage project deliverables. Has an ability to communicate credibly with legal, real estate and title professionals.
Capable of generating specialized correspondence, articles, memos, agendas, or other legal materials.
Education and Training Requirements
- Currently licensed attorney in good standing a plus
- 7+ years of relevant professional experience in the Real Estate Industry and Renewable Energy Industry desired
- Experience as a paralegal and/or Certification is valued
- Familiarity with various title and oil and gas related documents
- Familiarity with various mineral interests and their effect on title
- Title examination and abstracting experience is a plus
- Understanding of title issues and ability to determine their impact on the closing process
- Ability to fully understand land mapping and surveys and be able to plot metes and bounds legal descriptions
- Ability to track project time using company time tracking software
- Knowledge of Microsoft programs required including Outlook, Excel and Word
- Effective organizational, follow-up and time-management skills
- High level of communication, interpersonal, persuasive, negotiating and relationship-building abilities required- Ability to work in a fast paced, dynamic environment

- College Degree preferred
