This is a desktop review — we compare the survey against what the title commitment and project documents say, and flag anything that doesn't line up.

Why it matters

Surveys and title need to agree

A survey that doesn't match the title commitment — or a title commitment that doesn't reflect what's actually on the ground — creates problems at closing. Lenders need consistency between survey matters and title coverage. Buyers need to know that what the survey shows is reflected in the rights they're acquiring.
