Title Curative on Large-Scale Wind Project

TerraPro was engaged on a 199-megawatt wind project in Oklahoma for Infinity — one of the largest curative engagements we've undertaken. We were brought in to perform the full curative workup on the project in preparation for debt and equity financing.

Curative work derives from a comprehensive review of all title reports and all identified issues that need to be resolved before a project can be considered finance-ready. On a project of this scale, that meant identifying and addressing every interest that could cloud title across hundreds of parcels and dozens of jurisdictions.

We were charged with understanding, identifying, and securing all necessary agreements across every affected interest in the project. This required building a complete curative tracker and pursuing resolution across a wide range of encumbrances.

In total, we identified and engaged 100 different entities and financial institutions — each requiring either subordination agreements, crossing agreements, or other curative actions necessary for title insurance. This included coordinating with banks, utilities, and private landholders simultaneously across the full project footprint.

All 100 subordination and crossing agreements were executed and delivered, clearing the path for the title insurer to issue the required policies. The project achieved full financing readiness — with clean title insurance integral to the debt and equity close.
